How to Personalize a Pre-Designed Floor Plan

How to Personalize a Pre-Designed Floor Plan

By Brandt Willmark · Jun 22, 2026

Most buyers come to us thinking a pre-designed floor plan is a starting gate — not a finish line. They're right. Every plan in our catalog is a framework, not a constraint.

Room Sizing

The most common request we get is widening a master bedroom or extending the back of the house to expand a kitchen. Small adjustments — even 2–3 feet in a key room — can dramatically change how a home feels to live in. We work through these modifications with our in-house designer before the budget is finalized.

Window Placement

Orientation matters enormously in Texas. We walk every site before making window decisions — identifying natural light paths, prevailing winds, and views worth framing. Standard plan window locations are a starting point. We adjust for the actual land.

Interior Selections

Flooring, cabinetry, fixtures, counters, and trim — every material decision in a Willmark home is made by the homeowner with guidance from our design coordinator. We don't hand you an allowance and walk away. We walk through every selection room by room.

What Doesn't Change

Structural dimensions and load paths are fixed. The overall footprint is what sets the price. Major structural modifications (moving a bearing wall, changing rooflines) require custom design-build pricing. If that's the direction you're headed, our design-build service starts from scratch with full architectural flexibility.
